Every guest leaves something in the carpet
A vacation rental gets new guests every few days. Most of what they leave behind never shows up on a mopped kitchen floor. It sinks into the carpet and the couch cushions, where a quick clean between guests does not reach. By the time a host sees a gray path down the hallway, the dirt has been ground in by a long line of guests. That is the part of a rental we work on.
The order matters. We vacuum first and slowly, because loose grit comes out best while the carpet is still dry. Then we find the spots and treat each one before the main cleaning. A coffee spill and a pet stain need different treatment, and one pass over both does neither any good. The carpet gets cleaned after that. Furniture goes back only once the carpet under it is dry enough to take the weight.
Done right, the paths guests walk every day match the rest of the room, and the carpet feels soft underfoot instead of crunchy. Skip the vacuuming and the grit turns to mud in the cleaning, which leaves a dull film behind. Skip the spot work and old stains come back up as the carpet dries, often before the next guest's first night is over. That is how a stain ends up in a review photo.

Pet urine soaks deeper than it looks
If your rental allows dogs, sooner or later one will have an accident on the carpet. The spot on top is the small part. Urine runs down through the carpet into the pad, and in a lot of older houses it reaches the wood subfloor under that. The guest blots what they can see. The next guest smells what they could not, and then the host hears about it.
So the work starts with finding all of it. Dried urine is hard to see on most carpet. We check by smell and look closely along the walls and by the doors, where dogs tend to go. Each spot gets a treatment that has to reach as deep as the urine went. A spray on the surface covers the smell for a day or two, and then a warm afternoon brings it right back.
Fresh accidents treated this way usually clear up. An old spot that sat for weeks and soaked into the pad is harder. Couches and mattresses need their own cleaning
Carpet gets most of the attention, but guests spend more of their stay on the couch and in bed than standing on the floor. Drinks spill into the cushions. Body oil and sunscreen darken the arms and the tops of the cushions. A dog that was told to stay off the furniture often got on it anyway. A couch can look fine from across the room and still smell like its last few visitors.
Upholstery takes more care than carpet. Some fabrics handle water well, and some shrink or leave water rings when they get too wet. So we check the fabric before any cleaning starts. Cushions get cleaned on every side that shows, then they need air and time before anyone sits on them. Mattresses get less attention than they should. A guest who pulls back a sheet and finds a yellow stain will not sleep well, and will probably say so in a review. Mattress cleaning is on our list of services. It makes sense after any spill or accident, and on a set schedule in between so small stains never get a chance to set. A mattress protector helps, but it has to be on the bed before the stain happens.
Helena winters are hard on rental carpet
From the first snow until spring, guests walk in on wet boots that carry road sand and de-icer in from the street. Sand is sharp, and every step grinds it deeper into the carpet and cuts the fibers a little shorter. That is why the carpet just inside the front door wears out first. De-icer dries into a white, chalky film that stiffens the carpet and holds on to more dirt.
That changes the order of the work in winter. Entry carpet needs a slow, careful vacuum before anything wet touches it, or the sand turns to gritty mud. De-icer residue needs its own rinse, because a regular cleaning can leave some behind and the white film comes back as the carpet dries. A mat at the door helps, but only if someone cleans the mat too.
Summer brings a different problem. When wildfire smoke settles over the valley, it gets into a rental through open windows and the vents. The smell stays in carpet and couch fabric long after the air outside clears. That is odor work, and it takes more than opening the windows for a day. Helena's dry air does help in one way. Carpet and upholstery dry faster here than they would in a humid place.
Older Helena homes hold on to odors
Helena has plenty of older houses, from brick Victorians near downtown to wood frame homes on the west side, and some now take guests. Many have basements, and many have carpet laid over the original wood floors. Old carpet pad and old wood soak up odor over the years. A basement bedroom with carpet over concrete can smell musty after a wet spring, even in a dry town.
Odor control in an older house starts with finding where the smell comes from. Spraying a room makes it smell nice for the next guest's first hour and not much longer. Most of the time the source is an old pet stain down in the pad. The other common one is smoke from a wood stove or fireplace that has soaked into the couch. Each one gets treated where it sits.
Newer houses in Montana City often have carpet in every bedroom and in the living room. That is a lot of carpet to clean between guests. Light carpet is common in newer houses, and it shows every path guests walk and every spill they leave. The steps are the same as in an older house, but there is more of it to clean. Leave room for that between checkout and the next arrival.
